Kindly complete an application, sign where indicated and fax or e-mail it back to us. Please forward the following as it applies to your individual situation:

For each applicant:

Employment verification letter on letterhead, which states: start date, status of employment (full-time, permanent), salary or wage & position.

Self-declared income letter if self-employed.

3-years Business Financial Statements (if applicable).

3-years Income Tax Returns/Notice of Assessments.

Proof of down payment and where it is coming from (i.e. RRSP – \ need proof money was in RRSP and proof it is now in your bank account.

Gift letter – letter from family member stating the money is a gift and not to be repaid.

Savings/Bank account – need copy of 3 months bank statements showing accumulation of down payment.

Explanation of any large deposits to account.

Offer to Purchase.

Property Listing / MLS Listing with details.

Statement of property taxes for all properties.

Sale of existing house (if applicable).

Existing 1st Mortgage Balance Statement. 2nd / 3rd Mortgage Balance Statement (if applicable).

If purchasing condominium: financial statements from the Condo Association.

AACI Appraisal may need to be ordered by Concord – approximately $225.

Void cheque.

Copy of Driver’s License(s).

Septic Compliance Certificate from the municipal government OR Title Insurance, provided it includes the septic coverage clause (if applicable on acreage).

Potability Certificate/ Inspection Report from the municipal government (if applicable on acreage).

Copy of most recent bills or statements from creditors (if you are required to pay them for debt consolidation or for qualifying purposes).

Copy of Bankruptcy Discharge & list of creditors (if applicable).

Letter of explanation of why bankruptcy happened and why it won’t happen again (if applicable).

Lawyer information: Name, phone/fax numbers & address.
If you do not have a lawyer, we work with several lawyers that you can choose from.

Mortgage documents to be signed at Concord’s office or othe arrangements made for all parties to sign documents.

Security documents to be signed at the lawyers.

Lawyer to obtain additional items.
